Maintenance Tips for New Homeowners

Here’s our handy guide for all things home maintenance. These are the most important things to be mindful of, and when to take care of them.

Seasonal Maintenance

There are some things that don’t need to be done monthly, but should be maintained on a regular basis. Here’s our top list for each season.

Fall

  • Clean out and put away A/C units.
  • Scrub the dryer duct and washer filter.
  • Clean out gutters, replace them if necessary.
  • Check for drafts, and repair weatherstripping.
  • Winterize all exterior water lines.
  • Have air ducts cleaned.

Winter

  • Check the insulation in the attic and replace if necessary.
  • Inspect the water heater’s TPR valve.
  • Monitor the roof for leaks or damage.

Spring

  • Clean the dryer ducts and washer filters again.
  • Scrub the fridge coils, defrost it if needed.
  • Clean your stove! (Oven, hood vent, etc.)
  • Get the chimney and fireplace cleaned.
  • Have the gutters cleaned again.
  • Spring cleaning! Give the house a good scrub (all the places we normally forget – the walls, the cabinets, the windows – the whole deal).
  • Check for leaks inside.
  • Pressure wash. To get everything in tip top shape, we recommend not only pressure washing your house but also the walkways and patios!
  • Weeding, trimming, and lawn care. Now’s the time to start tending to your yard again!

Summer

  • Check the insulation in the attic and replace if necessary.
  • Touch up! Grab some paint and touch up your exterior siding, windows, and trim. Give a good lookover inside and be sure to touch up any walls or trim in there as well.
  • Bathroom check! Inspect for leaks in your showers, sinks, and toilets. Schedule or handle repairs.
  • Inspect all doors for safety and weatherstripping.
  • Check the roof for leaks.
  • Clean and inspect all windows.
  • Fill any cracks in the pavement and seal asphalt.

Monthly Maintenance

These tasks should be taken care of on a monthly basis to keep your home in top condition.

  • Change the HVAC filter.
  • Clean all faucet aerators. 
  • Clean out the garbage disposal.
  • Check for leaks (under the cabinets, and by the toilets).
  • Clean (and replace if necessary) the kitchen exhaust fan filter.
  • Wash and change sheets.
  • Deep clean the house (wipe the baseboards, vacuum under the couch, dust that top shelf…take care of the little things we all overlook during our weekly cleaning).
